The numbers
The model 2018 residential code asks for at least 7 feet of ceiling in habitable space and the basement areas that hold it. Bathrooms, toilet rooms and laundry rooms need 6 feet 8 inches, as do basement areas with no habitable space. Beams, girders and ducts can drop to 6 feet 4 inches above the finished floor (City of Boise).
Does Wichita change them?
Wichita adopts the 2018 residential code with local amendments, and Ordinance 50-833 does not amend the ceiling height section, R305 (Ordinance 50-833). Measure from the finished floor, not the slab.
Ways to work around low ducts
- Box a duct into a soffit along a wall, where head clearance matters less
- Keep ducts tight to the joists
- Leave joists open and paint them for extra height
- Place a bath or storage under the lowest spots
- Keep seating and walkways under the highest ceiling
Any duct move needs a plan and a heating pro. Ask us to show the duct plan on your sketch.
Measure before you plan
Take three readings in each room: the open ceiling, under the lowest beam and under the lowest duct. Write them on the sketch, then see how the layout fits. A bedroom also needs an egress window and a bath needs room for the drain line.

What if my basement is under 7 feet?
Some areas can still serve as storage or utility space. We check each room before drawing the plan.
Should I hide ducts or leave them open?
Boxing them into soffits is common, and open joists painted dark can gain height. We show both on the plan.
