What basement finishing includes

A finished basement adds living area without adding to your footprint.

Most Wichita basements start as poured concrete walls and a slab floor. The job is to make that shell dry, warm and safe, then build rooms inside it. We do that in a set order so nothing has to be torn out later.

Walls and insulation

Framed walls sit slightly off the concrete so air can move and moisture can be spotted.

Power and light

Circuits, outlets and recessed lights are planned room by room, then inspected.

Floors

A clean, level slab takes vinyl plank, carpet over pad, or tile, depending on how dry it is.

Ceilings

Drywall, a drop ceiling or painted open joists, chosen for access and height.

Plan the layout before the walls

A good layout puts quiet rooms away from the furnace, keeps the panel and cleanouts reachable and leaves a clear path to the stairs. We sketch the plan with you so each room has a job.

  • A family room near the stairs
  • A bedroom beside the escape window
  • A bath near the existing drain
  • Storage over wasted corners

Step by step

How the job runs

  1. Check the shell. We look for cracks, damp spots, a sump, the panel and the water heater before drawing a layout.
  2. Draw the plan. Rooms, doors, stairs, mechanical access and where an escape window must go.
  3. Permit and rough-in. New work needs a permit in Wichita. Framing, wiring and any plumbing go in, then get inspected.
  4. Insulate and close. Wall insulation, drywall, tape, texture and primer.
  5. Trim and finish. Flooring, doors, trim, paint, fixtures and a final inspection.

What moves the price

Angi lists a Wichita average near $20,998 and a typical range of $13,410 to $34,836 (Angi*). Nationally, Angi puts basement work at $30 to $75 per square foot, and a bathroom, demolition, design and permits all push it up (Angi remodeling guide*).

Wichita rules to plan around

MABCD handles permits in Wichita and Sedgwick County. New construction needs a permit, while surface changes like paint and flooring alone do not (MABCD). Read our permits guide.

The code requires smoke alarms on every added level, including basements, and in a bedroom you need a compliant escape opening (Ordinance 50-833). We size every opening to those numbers before we cut.
